The following chart illustrates to activity in Shadow Wood At The Brooks for the time period between March 5th and August 5, 2014. The gated community in Bonita Springs / Estero has some 1483 homes but sales which were at least 10% annually have fallen sharply as more and more residents are identifying with the lifestyle the community offers. The voluntary Country Club located within the gate offers 54 holes of championship golf. Two of the on site courses were designed by Bob Cupp and the off site course located at Shadow Wood Preserve was executed by Arthur Hills. Additionally there is a world class fitness center, a top ranked tennis program and a renovated clubhouse that rated as the best remodeling in the country in 2013!

Absorption Rate for Shadow Wood at the Brooks

I have modified the report from previous postings to conform to a norm of evaluating the Buyers and Sellers advantage. The Red now indicates a Buyer’s Advantage and the Green, a Seller’s Advantage. Yellow indicates a market in transition.  Because some of the price points did not have a sale reported in the previous 12 month period, I have moved back one month at a time until a sale appears and have used that time period to get an more accurate expression of supply.
